| There are 3 major home types favoured by clients at present - single family homes, townhouses and condominiums. The term 'house' is clear to everybody, while some clients as well as estate agents still have a ill-defined idea of the terms 'town home' & 'condo'. It is essential to differentiate the terms when looking for an appropriate property. 'A house', or 'a single family home', is a detached structure suitable for a typical family to live in. Both the house and the lot are in the owner's possession. There are no walls to be shared with neighbours &, so, one may enjoy his or her privacy to the fullest. As 'a house' is in the owner's absolute possession, any refurbishment outside a house can be done. Nevertheless, owning 'a house' may be exceedingly expensive if compared with townhouses or condos. In addition, the owner is also assumed to take a suitable care of the outside and pay all the maintenance work by himself/herself. Quite often the expenses are shared between owners within a townhouse or condominium community. The community's budget is made up of charges imposed on all condo owners. When obtaining a condominium, one should always keep in mind only interior of the unit is owned, while the exterior is in the community's possession. To put it differently, everything that is inside the condo is the owner's property & everything including green lawns, gardens, corridors, parking lots exterior of the condo is owned by a condo community. Condos are very often purchased by someone who cannot afford high-priced single family homes and maintenance expenditure. Nevertheless, possessing a condo may have several minuses. First and foremost, you have no privacy, as neighbors are all around you. Secondly, you have no private garden or a lawn where you can plant your favourite flowers. Anyway, when buying a condominium, choose the one which has fewer common walls. It will cost more, in case you would like to put it up for sale. Fees should also be taken into account before obtaining a condominium, as in some areas they are gradually increasing. Fees may rage from 1 to 5 hundred dollars per month, therefore it will greatly raise the cost of your house. Town homes have basic characteristics of both single family homes and condominiums. Hence, when possessing a townhouse you will have to share walls with your neighbours, but only on either side of you. There will be no neighbours above or below your unit. Lucky are those purchasers who own an end unit, since they share only one wall &, that is why, can sell their property easily & at a higher price. In comparison with condominiums, there is commonly a yard attached to a town home which is as large as that attached to a house, but is not that high-priced. Therefore, town homes may be an appropriate alternative for those purchasers who are looking for private space of a single family house & quite reasonable prices of a condo. Being able to distinguish between home types is assumed to be a neccessary key to selecting an ideal place to live in that will comply with all needs of the owner. |
